The Real Estate Section is responsible for all real estate actions in support of the OTH-B, TARS, HRS, and FOL programs. The responsibility includes real property acquisition, disposal, space utilization and management of all legal documents. They maintain accountability of real property to include more than 6,300 acres of land and 736 facilities at 26 separate sites, in eight states and Puerto Rico, six foreign countries, valued at more than $250 million. Negotiate with private parties on behalf of the U.S. government to acquire or temporarily use land, and have road or energy access to support our mission. It also prepares the necessary legal agreements and supporting documentation based on the terms and conditions negotiated with parties. It offers cradle-to-grave real estate management to include disposing of excess property on behalf of the U.S. government, conducting real property boundary and site inspections to ensure accountability of all Air Force facilities and compliance with our mission and agreed legal terms. For this purpose, they visit all of the sites in a four to five-year cycle. They also maintain a database of all of the United States-owned facilities at each site or installation. In addition, they update the database based as result of inspection findings and capitalization of work orders and construction projects, coordinate lease payments and prepare real estate studies to include Installation Condition Reports, Land Acquisition packages and Space Utilization Analysis.

What ACC AMIC Real Estate Offers:

- Negotiate space utilization and access with private parties on behalf of the U.S. Government to acquire or temporarily use land, and have road or energy access to support our mission.

- Prepare the necessary legal agreements and supporting documentation based on the terms and conditions negotiated with parties.

- Maintain legal agreements current through renewals and revisions.

- Dispose of excess property on behalf of the U.S. government.

- Conduct Real Property boundary and site inspections to ensure accountability of all Air Force facilities and usage compliance with the ACC AMIC mission and agreed legal terms. For this purpose, they visit all of the sites in a four to five-year cycle (once every four to five years).

- Maintain a database with all of the Unite States-owned facilities in each site or installation.

- Update the database based on inspection findings and capitalization of work orders and construction projects.

- Prepare reports based on the database to meet individual customer needs.

- Coordinate lease payments for land or space utilization.

- Prepare Real Estate studies to include Installation Condition Reports, Land Acquisition packages, Space Utilization Analysis.
